EXCITING PROGRESS AT REUNION CROSSING!

Construction is progressing well at Reunion Crossing and things are really beginning to take shape. The masonry has begun along the St. Clair side of the condo's exterior, adding visual distinction to the façade. We are making great progress with roofing, windows, and brickwork on the townhomes as well while our dedicated construction team continues to push through the cold weather to get suites ready on time for occupancy. The next step and perhaps the most exciting, is to complete the interior and exterior finishes, as well as the building mechanicals. It's at this point that the community really begins to take shape. EXCAVATION COMPLETE

We are pleased to formally announce that excavation is complete and the foundation work is underway. Erecting the crane and pouring concrete signals the next phase in our construction cycle.
As shown here, the underground garage is currently being constructed with forming in place and pouring of the footings – this is an exciting time for us and for you, our homeowners, as we move one step closer to occupancy.

GROUNDBREAKING CELEBRATION AT REUNION CROSSING

Construction is Now Underway at St. Clair and Old Weston Rd.

After being postponed this spring, The Diamond Kilmer Team was excited to officially commemorate the construction (re)start at Reunion Crossing with a Groundbreaking Ceremony. Although the gathering was smaller than we originally planned, our excitement about this major milestone was as big as ever.

SITE PREPARATION & MOBILIZATION TO COMMENCE THE WEEK OF JUNE 1ST, 2020

Dear Neighbours,

Further to the Notice of commencement of works dated March 10, 2020 and Construction Mitigation Report, and due to the global pandemic that has affected lives and workplaces over the last 8 weeks, this letter is to advise you that site preparation and mobilization for the purposes of shoring and excavation for environmental remediation will now commence the week of June 1, 2020 at the site at 1808 St. Clair Avenue West.

Tucker HiRise, the Construction Manager for the site, has established a COVID-19 Prevention Health & Safety Plan which includes diligent prevention, detection and response measures and complies with the Canadian Construction Association’s COVID-19 Standardized Protocols for all Canadian Construction Sites, as well as the Province’s Guidance. Please note that all workers on site will maintain a safe distance from neighbouring properties and that any work on shared property lines will be communicated to individual homeowners ahead of scheduled works.

Diamond Kilmer Developments will work closely with the City of Toronto, Ministry of Environment, Conservation and Parks, and Ministry of Labour to ensure that all construction procedures are undertaken in compliance with applicable laws and by-laws. We thank you in advance for your patience and cooperation during this excavation stage of works, and invite you to reach out to the Construction Hotline at 416-774-2650 should you have any questions or comments regarding the contents of this letter.

FIRST NOTICE OF UNAVOIDABLE DELAY

Dear Purchaser(s),

It is with great disappointment that we must advise that due to the Covid-19 Coronavirus that was declared a pandemic by the World Health Organization on March 11, 2020, and as a result of the more recent emergency order implemented by the Province further restricting construction activities, our project has experienced and will continue to experience an unavoidable delay. We therefore had to postpone our Groundbreaking Ceremony on March 24th, 2020 and any further work on the site.

Your Purchase Agreement and the Tarion Addendum provide a protocol in the event of an unavoidable delay and we direct you to these. We have determined that while we are still in uncertain times, in an ever-changing environment and evolving reality, this pandemic has already and will likely continue to affect construction completion deadlines and the occupancy timing of your new home at Reunion Crossing.

At this stage, we know that we already have or will experience the following delays, which affect the construction and/or delivery of your new home:

  • mandatory temporary site closure
  • labour disruptions;
  • delayed delivery of building materials
  • delayed issuance of building permits by the City of Toronto
  • anticipated delay in inspections by the City of Toronto
along with the anticipated delays due to remobilization of labour with eventual delivery of equipment and materials.

The determination of the extent of the delay is a combination of two (2) periods of time:
  1. The actual delay period caused by the direct impacts of the pandemic; and
  2. Once the pandemic is over, the additional period of time it will take to remobilize staff, labour force, obtain permits and receive building materials (generally referred to as the remobilization period)
During this global health crisis, it is very difficult to predict and assess the total impact of any construction delays, but we are committed to acting in the best interests of our purchasers, trades, suppliers, consultants, staff and neighbours.

We will provide a further Notice once we have determined that the effects of this pandemic have ended and the total delay period is known. In that Notice, you will be made aware of any revised Critical Dates, as required by Tarion.

Above all, we hope that you and your loved ones are healthy and safe.

GROUNDBREAKING POSTPONED

Please be advised that as a result of current Public Health recommendations regarding Covid-19, our Groundbreaking Ceremony on Tuesday, March 24th has been postponed until further notice.

Safeguarding the health of our homebuyers, staff, partners and community is of paramount importance to us. Please note that construction will proceed as appropriate, and we look forward to celebrating our progress with you as soon as possible.
