What Is the FTHB GST Rebate?

The FTHB GST Rebate is designed to help more Canadians step into homeownership. If you qualify, you could receive a 100% rebate on the GST for new homes priced up to $1 million. For homes between $1 million and $1.5 million, the rebate gradually decreases. Eligible buyers can recover up to $50,000* of the GST (or the federal portion of the HST) paid on a new home purchased from a builder.


What's New: The Proposed Provincial First-Time Home Buyer Rebate

The Ontario government has announced a newly proposed rebate aimed at giving first-time buyers even more financial breathing room. While final details are forthcoming, the rebate would provide relief of the full 8% of the provincial portion of the HST - up to $80,000* - to help offset costs, stacking on top of federal rebates and existing provincial programs.
This means first-time homebuyers may soon receive significant additional savings when purchasing a newly built home in Ontario — a meaningful boost in today's market.


Are You Eligible?**

To qualify for the FTHB GST Rebate on new homes purchased from a builder, you must:

  • Be at least 18 years of age
  • Be a Canadian citizen or permanent resident
  • Not have owned a home (in or outside Canada) in the current or previous four calendar years
  • Intend to live in the home as your primary residence
  • Be the first person to occupy the home
